If you’re ready to invest in rental properties, we can give you advice on being a landlord, or give property management recommendations. Our brokerage, Mogul Realty, has a property management company along with a construction company that can help with the property after the purchase. As the owner, you’ll be responsible for things like paying the mortgage, property taxes, and insurance. If you choose the more hands off approach and have a PM handle your property, they will take care of tenant payments, filling vacancies, maintenance requests. etc.
In St. Louis City, multi family owners are responsible for paying water, sewer, trash, lawn maintenance, and maintaining the property. On single family homes, the owner is typically only responsible for paying the sewer which in some cases owners bill back. We can get you current rents and expenses to help you run numbers, and assist in comping future rents for proforma numbers as well.
